Buying a Home in Norcross GA: What Fall 2026 Buyers Should Know
Norcross is a buyer’s market this fall. As of mid October 2026 the city shows 6.8 months of supply, the median sale price is down 6 percent year over year, and sellers are accepting roughly 96 percent of asking price. You have time to compare homes, negotiate repairs and ask for closing cost help. Bell Real Estate Group brings 2000+ homes sold and 600+ 5 star reviews to this corridor, and our read is simple: this is one of the few west Gwinnett addresses where walkable character does not come with a bidding war attached.
Norcross Housing Market: The Numbers That Matter
City figures below come from Georgia MLS records refreshed October 15, 2026 and describe Norcross itself, not the wider county.
Inventory and Months of Supply
The Norcross GA real estate market carried 109 active homes in mid October, with 15 under contract and 19 new in the previous week. Closings have run about 16 a month over the trailing year, 191 sales across twelve months. Divide 109 by that pace and you get 6.8 months of supply. Anything above six months reads as a buyer’s market, and Norcross is comfortably inside that territory.
Of those listings, 45 are single family houses, 50 are townhouses and 14 are condos. A buyer who wants a detached house near downtown is shopping a much thinner slice than the headline suggests.
Prices and Days on Market
Homes for sale in Norcross GA sit at a median list price of $314,900, about $187 per square foot. Ten percent of listings fall below $194,000 and ten percent above $579,000. Closed prices ran higher over the last twelve months, at a median of $349,000, down 6.0 percent year over year.
Sold homes took a median of 36 days to go under contract at 96 percent of list. Current listings have been on market a median of 25 days. That describes a market where patience is rewarded and an opening offer below list is a normal starting point.
Gwinnett County closed September 2026 near a $410,000 median with 4.9 months of supply, so Norcross trades roughly 15 percent below the county.
Why Fall Is the Right Window in Norcross
Two seasonal forces favor buyers. Summer inventory is still listed, and sellers who came to market in August and September are watching days on market climb past the median.
October also brings Norcross Art Splash, the city’s fall arts festival, the best weekend to walk downtown and still tour a dozen listings. Winter will thin the selection, and the homes that remain are usually the ones that did not sell in the fall.
What Your Budget Buys in Norcross
At a $314,900 median, the typical buyer is looking at a townhouse or a smaller single family house.
- Under $250,000: condos and older townhomes along the Buford Highway and Jimmy Carter Boulevard corridors, with association dues attached.
- $250,000 to $400,000: the bulk of the market. Townhomes near downtown, midcentury ranch houses on mature lots, and smaller single family homes around the historic core.
- $400,000 to $580,000: larger single family houses and newer attached construction. Above $580,000: a small group of properties, often renovated historic homes near downtown.
New construction was 16 percent of sales, and builder incentives can change the math on a new home versus a resale.
Norcross Neighborhoods and Housing Stock
Historic Downtown Core
Downtown is listed on the National Register of Historic Places and reads that way: brick storefronts, a restored 1909 train depot, murals and a mature tree canopy. Housing within walking distance mixes early twentieth century bungalows with newer townhomes. Lots are small and renovation quality varies, so condition drives price more than square footage.
The Foundry, 27 single family homes on 4.33 acres between Hunt and Beutell streets, moved through planning this year, and a planned South End district would extend restaurant space along South Peachtree Street.
North Norcross and Peachtree Industrial
North of downtown along Peachtree Industrial Boulevard, the stock shifts to midcentury and 1980s subdivisions with larger lots and more square footage per dollar. Buyers who want a detached house, a garage and a yard do most of their shopping here.
The Townhome and Condo Tier
About 59 percent of current listings are townhomes or condos, unusually deep attached inventory for a city of six square miles. For a buyer who wants to be near downtown without a renovation, that is the most efficient entry point.
Schools, Commute and Daily Life
Living in Norcross GA means Gwinnett County Public Schools, the largest district in Georgia. Most of the city feeds the Norcross cluster, anchored by Norcross High and Paul Duke STEM High, with Summerour Middle below them. Parts of the wider address base feed the Meadowcreek cluster instead, so the assignment follows the address. Verify with the district before you write an offer.
Norcross sits 15 to 22 miles from downtown Atlanta. I-85 and Peachtree Industrial carry most of the traffic: the Perimeter is about 15 to 25 minutes out, downtown 25 to 35 in normal conditions. MARTA’s Doraville station is five to eight miles west.
The city runs on a compact downtown and three parks within about a mile: Thrasher Park with its amphitheater, Lillian Webb Park, and Betty Mauldin Park. A 68 acre community park adds a recreation center, courts and a paved trail. The Beaver Ruin Creek Greenway, roughly three miles from Pinnacle Park toward downtown, breaks ground this fall.
Growth and What It Means for Resale
Norcross has almost no vacant land left inside six square miles, so growth arrives through redevelopment. More than 1,100 residential units have been completed recently, 27 are under construction, and another 830 are planned, a potential 32 percent increase over the city’s 2020 housing supply. That supports downtown businesses and adds resale competition in the townhome segment. Ask how many units are approved within half a mile of any property you are considering.
Four Checks Before You Make an Offer
- Confirm the school assignment for the exact address. The city name is not enough.
- Read the HOA documents on attached homes. Dues, rental caps and reserve levels vary widely.
- Get a sewer scope and a foundation review on houses built before 1980. Older plumbing is the most common surprise in the historic core.
- Check the flood zone. Beaver Ruin Creek and its tributaries cross the city, and the greenway follows that corridor.
Work With a Broker Who Knows the Numbers
Norcross rewards buyers who negotiate with information instead of instinct. Knowing that homes close at 96 percent of list, that the median sold price fell 6 percent in a year, and that 109 listings are competing for about 16 sales a month gives you a defensible position on price, repairs and closing costs. That is where clarity matters more than enthusiasm.
